These Terms of Service ("Terms") govern your access to and use of the Auctiondunia website, including any content, functionality, and services offered on or through www.auctiondunia.com (the "Website"). By accessing or using the Website, you agree to be bound by these Terms, our Privacy Policy, Disclaimer Policy, Refund and Cancellation Policy, and Grievance Redressal Mechanism. 1.1. About Auctiondunia – Your Auction Coordination Partner

Auctiondunia operates as a facilitator and coordinator for individuals interested in participating in bank-designated property auctions. We are NOT an auction platform, auctioneer, or property seller. All auctions are conducted directly by banks or financial institutions on their respective designated auction platforms under the provisions of the Securitisation and Reconstruction of Financial Assets and Enforcement of Security Interest Act, 2002 (SARFAESI Act), and other applicable laws. Our services include providing information, coordination, and support to potential buyers, but we do not host, conduct, or control the actual auction process or the properties themselves.

1.2. Acceptance of Terms

By using our Website, you acknowledge that you have read, understood, and agree to be bound by these Terms and all applicable laws and regulations. These Terms constitute a legally binding agreement between you and Auctiondunia.

1.3. Eligibility

You must be at least 18 years of age and capable of forming a binding contract under Indian law to use our services. By using the Website, you represent and warrant that you meet this eligibility requirement.

1.4. Scope of Services

Auctiondunia provides the following coordination and informational services:

  • Information Aggregation: Displaying details of bank-repossessed properties, including sale notices, possession panchnamas, and links to bank lawyers' title search reports (where available from the bank).
  • Legal Coordination & Interpretation: Providing a legal help-desk to interpret specific risks related to "as-is-where-is" clauses, coordinating eviction filings under SARFAESI Section 14, disclosing tenancy status, and drafting notices.
  • Financial Facilitation: Auto-estimating stamp duty, providing an auto-increment calculator for bids, and facilitating in-principle loan approvals through partner NBFCs.
  • Operational Support: Arranging open-house slots (where permitted by banks), providing 4K walkthrough videos and structural checklists, negotiating no-dues certificates or deductions, and coordinating bidder registration and EMD payment with bank platforms.
  • Post-Sale Assistance: Offering registration concierge, possession assistance (court liaison, locksmith, panchnama), and a utility transfer kit.
  • Buyer Protection (as outlined in relevant policies): Facilitating EMD refunds from banks, offering title-defect indemnity (subject to specific terms), and providing property-damage cover.
